RENTAL RULES AND REGULATIONS (Beach front Villa)

We do not accept a reservation without this contract signed and sent back to us.
DeBora's Dreamscape Villa Location: Long Island, Bahamas

This agreement is made between Bahamas Beachside Properties LLC and
___________________________ (the undersigned) herein referred to as "Guests".


1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
No early check-ins or check-outs without prior agreement. This agreement does not create a tenancy or residence.
You must depart at the appropriate time. If you arrive on the island early, do not enter the villa until
3 PM - there are no exceptions unless discussed prior to renting.

2. This is a NONSMOKING villa and there is no-smoking on the land or premises/land or inside the SUV car.
There are no fire departments on the island and the owners have medical conditions pertaining to tobacco.
Smoking in the house or on the premises will result in a $500. extra cleaning fee plus damages.

3. Pets are not allowed.

4. Bahamas Beachside Properties LLC will not rent to vacationing students or singles
under 24 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT- A damage deposit of $200. is required ($500 if you have children ages 3 through 15).
This must be received immediate to book the reservation. The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, provided the following provisions are met. If there is damage greater than $200. renter
will have to pay for all damages incurred. There is an additional car use agreement and damage deposit form that must also be filled
out if car use is so desired with the House rental.

 

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to uninvited pets.
c. All debris, rubbish and discards are taken to the dumpster at the Salt Pond Dock..
e. All charges accrued during the stay are paid prior to departure.
f. No linens or towels are lost or damaged. Dirty towels are dry and clean or dry and placed into the hamper for washing.
g. All items in the home and belonging to the property are accounted for. Missing items will be charged.
Please note it costs 3 times the regular price to purchase these items in the Bahamas then have them delivered, so we take theft very seriously.
h. NO Early check-in or late check-out unless prior written (or e-mail) approval is given.
i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the villa.
j. It is also considered damage if the tenant reserves the date and does not follow through with their trip. See cancellations below #8.

6. MAXIMUM OCCUPANCY- The maximum number of guests in villa is limited to eight (8) persons.
An additional charge or $50.00 per person per night for guests in addition to four (4) persons will be assessed.
An additional charge or $50.00 per person per night for guests in addition two (2) persons will be assessed if only renting one level or 1/2 the villa.
Our hired villa security may or may not stop by and check the occupancy rate.

7. PAYMENT - Full payment is required 60 days before arrival.
To reserve the villa $200 damage deposit and this signed contract must BOTH be received before the villa is reserved.
Please make payments in the form of:

2) bank money order or cashier's check
3) personal checks payable to DeBora Rachelle Inc. (no personal check accepted prior to 90 days)- no exceptions.

8. CANCELLATIONS - Bahamas Beachside Properties LLC does not accept cancellations and does not refund any payments nor
damage deposits made. However, we will try to do our best to re-rent the villa and if the villa is re-rented, a full refund will be given
less a $100 handling fee.
No exceptions. If a new tenant is not found, all sales are final and no payments will be refunded.
Travel Insurance: Bahamas Beachside Properties LLC strongly recommends that you take out an insurance policy in order to
cover the cost of cancellation by you or the cost of assistance including repatriation in the event of accident or illness.
Bahamas Beachside Properties LLC strongly recommends that you protect yourself
and the rest of your party by taking out adequate holiday insurance. We cannot accept liability should you later find
yourself not to be adequately insured.

9. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.
If a rental is taken for less than three days, the renter will be charged the three-night rate.

10. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate unless noted otherwise.

11. MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
Optional Daily Maid Service is available at an additional rate of $65. per day.
You will be charged an additional one time fee of $75 for maid service clean up. This $75. will be in addition to any rents paid.
This $75 does not include dirty dishes.
Dishes must be washed and put away prior to leaving villa. An extra $50 will be accessed for dirty dishes or dishes not put away.
We do not permit towels or linens to be taken from the units.

12. RATE CHANGES - Rates subject to change without notice.
Those who have paid their deposit are locked in for the rate quoted at the time of deposit.

13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance
payment, deposit and/or rental money, and the party will not be permitted to check-in.

14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

15. HURRICANE OR STORM POLICY - No refunds will be given unless:

 a. The National Weather Service orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation" order has been given for the Tropical
Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the National Weather Service orders a mandatory evacuation
order in a "Tropical Storm/Hurricane Warning," area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and
wants to shorten their stay, to come in after the Hurricane Warning is
lifted; and
c. Any advance rents collected or deposited for a reservation that is
scheduled to arrive during the "Hurricane Warning" period.

Although weather in the Bahamas is normally beautiful, the owner of the villa cannot guarantee that they weather will always be perfect.
Hence, the owner cannot be held responsible for bad or rainy weather and no refunds will be given.

16. AT YOUR OWN RISK:
Villa is privately owned; the owners are not responsible for any accidents, injuries or illness that
occurs while on the premises or its facilities. The owners have hired Bahamas Beachside Properties LLC to handle any and
all management's services to the villa. Although Bahamas Beachside Properties is the management company in charge of this villa,
Bahamas Beachside Properties LLC is also not responsible for any accidents, injuries or illness that
occurs while on the premises or its facilities. The Homeowners nor Bahamas Beachside Properties are also not responsible for the loss
of personal belongings or valuables of the guest. Swim, boat, scuba dive and snorkel at your
own risk, there is no lifeguard on duty. By accepting this reservation, it is agreed that all Guests
are expressly assuming the risk of any harm arising from their use of the premises or others whom
they invite to use the premise.
Diving within the shallow areas of the sea is advised against and we cannot
at any time accept liability under any circumstances for any instances that may affect any member of your group’s
personal well being, including personal injury, illness or death. Children should never be allowed to go by the water without attentive parental supervision.
SWIMMING/BEACH/OCEAN: The undersigned realizes that there is no lifeguard on duty.
Our beach is on an ocean which is big and unexplored. All Guests must realize that they are swimming at their your own risk.

17. GARBAGE PICKUP: Free garbage pickup is at the end of our road. However, due to critters disbursing the garbage everywhere prior to pickup
we must request the garbage be brought to the public dumpster next to the mailboat dock in Salt Pond across from Hardings HSC Food Store
.

18. DEPARTURE CHECKLIST: was viewed on-line by below undersigned.

19. LIABILITY: The description of the villa is honest and factual. Every reasonable effort has been made to describe as accurately and
fully as possible what we are offering and every reasonable attempt will be made to supply what has been described.
Whilst Bahamas Beachside Properties LLC has made every effort to ensure that description and the villa meets the required standards,
Bahamas Beachside Properties LLC and the villa owners cannot accept responsibility for any alterations beyond our control. Nor can we,
(Bahamas Beachside Properties LLC and the villa owners) accept responsibility for any injury, sickness, loss, damage, additional expense
or inconvenience, directly or indirectly caused by or arising out of the use of the property including exceptional weather conditions.
In the event of equipment or facility failure we Bahamas Beachside Properties LLC will endeavor to repair or
replace the same with minimal disruption to you. We are unable to accept liability for the failure of equipment and facilities
or the absence of amenities described beyond our control. Further, no responsibility is accepted for your personal
belongings, car, and its contents or of any other member of your party during the holiday. Nor can we accept liability for
circumstances that are due to your own actions, or to the actions of a third party, or to an unusual and unforeseeable
circumstance which consequences could not have been prevented by us, even exercising all due care. Furthermore, we
are unable to accept responsibility for any aspect of your vacation affected by Force Majeure, however, such eventualities
may be covered by your travel Insurance. Bahamas Beachside Properties nor the villa owners cannot be held liable for loss of main services
such as electricity or water supplies, nor any actions taken in the vicinity of the villa by any person(s) or authority over which we have no control.

20. INVENTORY: Please do not take items from the beach house. If an item is missing after your stay, the item will be billed or taken out
of the tenants deposit at new replacement value of the item plus shipping expenses needed to get the item from the US to Long Island.

21. By renting this villa, you agree to respect the fact that this is the owner's second home and you agree to treat this villa like it is
your second home as well.
